SELLERS SUCCESS TIPS

16 things you absolutely must do to sell your home today!

1. Design a solid, written marketing plan.
Gone are the days when all you had to do was put a property in the MLS, hang up a sign and it would sell fast – often with multiple offers!  Today everything has to be 100 percent right.

2. Stay on top of the market.
The real estate market is constantly changing and you must stay informed. Each day new homes come on the market, listings expire and homes sell.

3. List your home at a fixed price.
Variable range pricing works best in an appreciating real estate market. In a slower market, it’s best to list your home for sale at a fixed price. If you decide to go with a variable price, you can bet that buyers are thinking the lower price while you’re thinking the higher price! You’ll do much better by sticking with a fixed price!

4. Stage your home to sell.
Today more than ever, your home must show at its best. Selling your home in “as is” condition leaves thousands of dollars on the table – plus it takes longer to sell. Less experienced agents lack the courage or the trained eye to discuss property enhancement.

5. Make all known repairs.
Buyers “feel” when a home has deferred maintenance. And, who wants to take on somebody else’s maintenance problems? Your buyer is going to have a home inspection. So, take care of the repairs right up front and build the buyer’s confidence with a clean report?

6. Use high quality and creative marketing materials.
What kind of marketing materials will be used to present your home. Most agents are on a tight budget and their sellers are getting short-changed. They take their own photos, don’t create virtual tours, have a weak Internet presence and use cheap property brochures.  We use a photographer for every listing, photo tours are standard, the Internet presence is world-class and dramatic 2 and 3-page color property brochures are created for each listing.

7. Create a powerful Internet presence.
When it comes to selling real estate, the Internet is everything – more than 80% of home buyers search the Internet for their new home. With more than 40,000 visitors per month, my web site is a powerful tool that attracts buyers to your home. For higher priced homes, we can create a private web site that includes specific details, special features, a floor plan, photo gallery, video tour and a map.

8. Make your home easy to show.
There’s a common saying “If you can’t show it, you can’t sell it.” The message is clear – the more a home is shown, the more likely it will sell quickly. And, usually the quicker it sells, the higher the sales price. I’ll make your home easy to show by installing a high-security lock box or by setting up another system. I promise to be available on short notice to personally show listings with special showing requirements.

9. Do open houses really work?
Statistics show that less than two percent of homes sell from “open houses.”  However, for certain properties in popular locations, open houses are one way to get a lot of people through your property. Sundays are the best day for “open houses” and it’s wise to have it adequately manned for security purposes.

10. Choose a large, full-service real estate broker.
The big national real estate brokers represent the vast majority of real estate transactions. Bankers Realty Services with it’s superior marketing program, communication systems, Internet web site, massive advertising program, legal team, experienced agents and corporate relocation program give home sellers a huge advantage.

11. Select an experienced real estate agent.
A lot of new people were drawn into the real estate industry during the boom. It seems like almost everybody has a real estate license! As a seller, here is what’s important to you – only a handful of real estate professionals have been through multiple real estate cycles and know exactly how to sell your home in today’s slower environment.

12. If your home is not selling – reduce the price.
Suggesting a price reduction is the least favorite part of my job. But, it’s often the most important! If your home is priced right, it will sell. The problem is that most real estate agents are still in denial about the real estate market. They don’t know how to operate in a slow market environment. I’ve been through this before and know how to analyze the market, how to keep my clients informed and when to recommend a price reduction. In my experience, most people quickly forget about the slightly lower price after they get their home sold.

13. Carefully analyze potential buyers.
A slow real estate market brings out marginal buyers. They take their time looking at all the homes for sale and often change their mind. They walk away from counter offers, cancel escrows for no reason and waste everybody’s time. Choose a real estate consultant with the experience to help you carefully evaluate potential buyers before signing a purchase agreement.

14. Don’t ever take a contingent offer.
Less experienced real estate agents may encourage you to accept a contingent offer, which essentially takes your home off the market until the buyer’s home sells. here is always another way to structure a contingent offer that will give you more control. For example: a delayed closing or a lease/option agreement are just two ways to work with a buyer before they sell their existing property.

15. Negotiate a solid purchase agreement.
A carefully crafted purchase agreement is the basis of a successful real estate transaction. It should properly reflect the obligations of the parties and not give the buyers an easy way out if they change their mind. The deposit should be large enough, all contingencies should be removed on time and the buyer’s funds must be verified. Years of experience help me to draft the most thorough purchase agreements in the industry.

16. Manage your transaction perfectly.
After getting a purchase agreement signed, many agents turn over their files to a transaction coordinator, wait for the sale to close and collect their commission check. Many even charge an extra fee for this service! Managing a real estate transaction is one of the most important roles of a professional real estate advisor. That’s why I manage my own transactions and have one of the best on-time closing records in the business.
