16 things you absolutely must do to sell your home today!

1. Design a solid, written marketing plan.
Gone are the days when all you had to do was put a property in the MLS, hang up a sign and it would sell fast – often with multiple offers!  Today everything has to be 100 percent right.

2. Stay on top of the market.
The real estate market is constantly changing and you must stay informed. Each day new homes come on the market, listings expire and homes sell.

3. List your home at a fixed price.
Variable range pricing works best in an appreciating real estate market. In a slower market, it’s best to list your home for sale at a fixed price. If you decide to go with a variable price, you can bet that buyers are thinking the lower price while you’re thinking the higher price! You’ll do much better by sticking with a fixed price!

4. Stage your home to sell.
Today more than ever, your home must show at its best. Selling your home in “as is” condition leaves thousands of dollars on the table – plus it takes longer to sell. Less experienced agents lack the courage or the trained eye to discuss property enhancement.

5. Make all known repairs.
Buyers “feel” when a home has deferred maintenance. And, who wants to take on somebody else’s maintenance problems? Your buyer is going to have a home inspection. So, take care of the repairs right up front and build the buyer’s confidence with a clean report?

6. Use high quality and creative marketing materials.
What kind of marketing materials will be used to present your home. Most agents are on a tight budget and their sellers are getting short-changed. They take their own photos, don’t create virtual tours, have a weak Internet presence and use cheap property brochures.  We use a photographer for every listing, photo tours are standard, the Internet presence is world-class and dramatic 2 and 3-page color property brochures are created for each listing.

7. Create a powerful Internet presence.
When it comes to selling real estate, the Internet is everything – more than 80% of home buyers search the Internet for their new home. I’ve been through this before and know how to analyze the market, how to keep my clients informed and when to recommend a price reduction. In my experience, most people quickly forget about the slightly lower price after they get their home sold.

A slow real estate market brings out marginal buyers. They take their time looking at all the homes for sale and often change their mind. They walk away from counter offers, cancel escrows for no reason and waste everybody’s time. For example: a delayed closing or a lease/option agreement are just two ways to work with a buyer before they sell their existing property.

15. Negotiate a solid purchase agreement.
A carefully crafted purchase agreement is the basis of a successful real estate transaction. It should properly reflect the obligations of the parties and not give the buyers an easy way out if they change their mind. The deposit should be large enough, all contingencies should be removed on time and the buyer’s funds must be verified. 16. Manage your transaction perfectly.
After getting a purchase agreement signed, many agents turn over their files to a transaction coordinator, wait for the sale to close and collect their commission check.
